Q: If an Inn has 13 bedrooms but it says only 6 are for B&B operations, is that a licensing issue?
A: There's no way I can know that with the information I have available to me. You'll have to both ask the seller and the planning/zoning department for that area. If it's not a licensing issue then it could be personal preference, physical limitations caused by not wanting to hire more staff, health, or even finances. Inn at Elizabethville

When I purchased the Inn at Elizabethville, it was sold as a 10 bedroom facility of which 7 rooms were licensed.
The reason?
State hotel law in Pennsylvania requires that each floor have two exits for safety purposes.
The innkeeper's suite has 3 bedrooms on the third floor. Since the third floor is only accessible by a single flight of stairs, the three bedrooms on the third floor may not be rented out.
The state apparently doesn't care whether the innkeeper/owner is unable to get out of a hypothetical burning building - but each floor is required to have at least two exits. _________________ Inn at Elizabethville B&B in Lyken's Valley PA |
