Experienced innkeeper owners are actively looking for a successful turnkey B&B inn or lodge for sale. Requirements are as follows.
Good reputation a must.
Inn must be currently operating and advertising and website domain must be current.
Inn must not have reached it's economic life and no deferred maintenance of any significance must be present.
The inn must be profitable for buyer, not just seller, in other words, it must produce an income suitable for the new owner to at least equal what would be paid if you had to hire a professional innkeeper couple after all expenses and mortgage and real estate must also be capable of increasing in value; not valued at top of the market and poised to go down in value. A property that can be legally expanded would be a plus.
One more note is that we are not restauranteurs so if the inn includes a restaurant, it should include the staff plus the chef. A leaseback situation would be preferred.
So we don't waste each other's time, you will be willing to produce your tax returns for 3 years for us to evaluate and if the income is suitable, we can then proceed toward a purchase. If you have a lot of unclaimed cash, that's great but we can't take that to the bank
If you want out for whatever reason and want experienced innkeeper buyers with up to $250,000 in cash available for a down payment, and who have a credit rating over 800, please contact us.
We are not area bound but first choice would be New England. For the right situation, we will consider anywhere in the US except Alaska. ( a moderate climate with year around business is preferred)
We have looked at too many properties that have just closed or are falling apart, but are still being represented as inns. We do not want to start from scratch and if it's closed, even recently, or falling apart, it doesn't meet our standards unless someone just died and there is a line waiting for it to reopen! We might, however, consider a property in an area that can be an inn without spending a year getting the permits, provided that you really want to sell it quickly and below it's appraised value. We have a considerable amount of CASH available and if you would consider financing a portion, even short term so we can establish a basis to take to the bank, this might work too. Please don't reply on this if your property is not in an area that a B&B can be successful. There must be a reason for a large number of people wanting to stay there. The ideal location would be a year around destination.
